Eligibility

Your lender will need a Certificate of Eligibility. Many lenders can request it electronically, or you can request it through VA.gov. Service members, veterans, Guard and Reserve members and eligible surviving spouses have different evidence requirements, such as a DD214 or a statement of service.

Funding fee exemption

If you receive or are eligible for VA compensation for a service-connected disability, the funding fee may be waived. Your Certificate of Eligibility usually shows exemption status. Keep any award letter handy in case the lender needs it.

Income, assets and credit

Expect pay stubs, W-2 forms or tax returns, and recent bank statements. VA loans also review residual income, the money left after major expenses, so lenders may ask about household size and monthly obligations.

Current loan and property

Have your mortgage statement, homeowners insurance declarations page and property tax information. If you are refinancing a non-VA loan, the lender may need details of that loan to complete VA's required comparison disclosure.
